This villa is set in an outstanding location along a private road, high on a cliff on a peninsula linked to the mainland by two narrow causeways. The region has all the natural beauty of inland Tuscany with olive groves, vineyards and cypresses, but also fishing villages and beaches. The villa has terraced patios and gardens set below it among the trees where there is also a large 10m x 4m swimming pool with diving board. The views are spectacular from all vantage points. The house is set on three levels. Entrance is to the top floor, with a sitting/dining room opening to a large patio and terrace, fully furnished with table and chairs, a well-equipped kitchen and laundry with washing machine. On the middle floor there are two double bedrooms, one en-suite but the other sharing a bathroom and shower room with a twin bedroom and a bedroom with bunk beds. On the lower level there are two double bedrooms, one with en-suite shower and the other just with WC. All levels open to the garden. The last bedroom is on the swimming pool level, with a separate building providing a further twin bedroom with shower bathroom and kitchen corner. 200 steps lead down to the sea.

OPINION

Whilst simply furnished, this property has a wonderful location on the Tuscan coast but because of the steep nature of the terrain in the garden and the many steps down to the sea, its not suitable for young children or elderly people.

ACCOMMODATION

Four double bedrooms, two twin bedrooms, one bunk bedroom. Maximum 13/15 guests.

STAFF

Maid service included three hours a day, six days a week.

Porto S.Stefano (shops, PO), tennis courts, riding stables 10 mins drive, Civitavecchia (motorway exit) 70 mins, Rome airport 160 mins.
