This charming Tuscan farmhouse is set in a lovely, unspoiled region near the hilltown of Cortona, amongst olive groves and sunflower fields. On the ground floor there is a spacious two-part living room with fireplace and French windows opening onto a terrace and the gardens, a large dining room seating 12 and a large kitchen/breakfast room, opening to a pergola-covered terrace with dining table. On this level there is also a bathroom. Next to the pergola there is a double bedroom with en-suite bathroom which is only accessible from its own private courtyard. Stairs lead up to the first floor where there is a generously-proportioned drawing room with fireplace and small balcony, a master bedroom with dressing room and en-suite bathroom and one double and two twin rooms, sharing a further bathroom. The house has central heating. Villa il Campo has two acres of land, including its own private vineyard, a 13m x 6m swimming pool and plenty of shady terraces and seating areas. Horse-riding, tennis and hiking are available nearby.

OPINION

Beautifully set in a wonderfully unspoiled part of Italy, Villa il Campo is an ideal base to explore Tuscany’s greatest treasures or simply settle down to the gentle pace of rural life. The nearby village, with its shops and restaurants, is within easy walking distance.

Three double bedrooms, two twins. Maximum eight guests.

Maid service included 6 hrs, 2 days per week.

Village of Montanare (restaurant, shop, post office) 5 mins walk/1 mins drive, the village of Pergo ( shops, restaurants, and take-out pizzeria ) 5 mins by car. Cortona 10 mins, Lake Trasimeno (watersports) 25 mins, Terontola (train station) 15 mins, golf 30 mins.
