Accommodation in the Main Villa comprises
Ground Floor
The entrance hall with its traditional black and white tiles opens
on the right hand side to a huge, professionally equipped kitchen
with a dining table that can seat up to 24 people. To the left,
there is a large utility room and 2 guest bathrooms. Continuing
down a corridor from the entrance hall leads to a large and bright
dining room on the right (which also has an interconnecting door
to the kitchen) and to the left, a double sitting room with
frescoed ceiling and log fireplace. As typical of villas of this
period, there are 2 other sitting rooms, one is used as a library,
and the other as a music and TV room with satellite television.
There are also 2 WC's and pantry. A charming chapel can be
accessed from outside.
First Floor
From the main living room on the ground floor, there is Tuscan
stone staircase that leads to the first floor. On the right, large
double doors lead to a huge, grand ballroom. Additionally on this
floor are two double bedrooms, each with en-suite bathroom with
tub and shower.
Second Floor
On the second floor there are two bedrooms with 3 single beds
each, one of which is temporary (two of the beds can be
pushedtogether to make a double bed) with en-suite
bathrooms with shower and tub. There is also another bedroom with
two single beds which has an en-suite bathroom with shower and
tub.
Third Floor
Four steps lead to a large corridor with three twin bedrooms (the
beds in these rooms can be pushed together to make a double bed if
desired). These rooms share a bathroom with tub and shower.
Continuing along the corridor and descending 4 steps, there are
two
bedrooms, one with 2 single beds and 1 small bed suitable
for a child, and one triple (this room can only be used as a
triple). These bedrooms share a bathroom with shower. At the end
of the corridor, there is another triple bedroom (with beds that
can be pushed together) with external bathroom with shower and
tub.
Grounds
As well as the pretty gardens close to the house, Villa Boccella
boasts extensive grounds that offer plenty of opportunity for
delightful strolls through olive groves and woodland. The large
swimming pool offers cooling relief from the glorious Tuscan sun,
it's safely fenced in and has a changing room with shower. Within
the villa grounds there is a car park which holds up to 14 cars.
Facilities
Pizza Oven, large 14m x 7.5m fenced and heated swimming pool
(through solar panels) with children's play area and covered area
for outdoor dining, professionally equipped kitchen, barbecue, Sat
TV, VCR, DVD, CD player, MP3 speakers, laundry room, baby cot,
high chair, studio and when rented with the Dependence as detailed
below there are conference facilities for up to 60 persons.

Dependence
Originally, the Dependence was the farmhouse on which the villa
depended for its produce from the vines, olives, orchards and
chestnut groves of the estate.
It later became the coach house, and has now been lovingly
restored to offer additional accommodation to larger groups
wishing to stay all together on this magnificent estate.
Ground Floor
The dependence has a large central room with stone pillars and
comfortable seating around an open fireplace. At the back of the
room is a dining area. Next to the dining room there is a
professionally equipped kitchen ideal for cookery classes with a
large, marble-topped table for pasta making, a wooded table for
chopping, and a separate larder;. There are two bedrooms on the
ground floor, one en-suite double with external entrance only, and
a single bedroom with en-suite bathroom.
First Floor
On the first floor there is one bedroom with 4 single beds (these
cannot be pushed together). Another four bedrooms have 3 beds in
them (in 2 of these rooms 2 single beds can be pushed together to
make a double), these rooms have en-suite bathrooms, one with 2
showers, one with 1. There is also a twin bedroom that has an
en-suite bathroom.
Grounds
The dependence shares the same swimming pool as the main villa. It
has its own pretty terrace for al fresco dining.
